Loan servicing is a process where a mortgage bank or other sub servicing firm collects the payments of interest and principal from borrowers. There are different levels of service which depends on the loan and the terms between the investor and the firm. This type of service was more popular and profitable during the housing boom. The housing boom helped to boost all types of mortgages. Now with the failing economy this is not as common as what it used to be.
The fee rate for the service can be anywhere from one to twenty five. This all depends on the size of the loan and what type it is secured by. It can be secured commercial or residential real estate. The investors are normally compensated by receiving a certain percentage of the not paid balance of the loans that are serviced. With all the information out there many people find that this process can be extremely volatile due to refinancing periods are quickly repaid and the servicing fees cease resulting in the assets falling. Prices and fee rates can flux depending on what and where the assets are.
There are several companies out there that use loan servicing. Some of these companies include JP Morgan Chase, Citigroup, Bank of America, Wells Fargo and GMAC. If you are interested in loan servicing you can find a lot of information available online as well as at many different banks. Always make sure that you do plenty of research and take the time to read all paperwork. In todays economy with the housing crisis it can be harder to find loan servicing.
